Construction & module build-up

A load-bearing steel frame, insulated on every side with PIR sandwich panels. Light enough to be craned, solid enough for permanent use.

External frame construction

The frame of sturdy L and U profiles delivers high stability, durability and flexibility. Integrated crane holes make transport straightforward. The 2.80 m frame height creates an open, comfortable sense of space.

Module wall

PIR sandwich panels with polyurethane core: excellent thermal insulation and effective sound insulation at low weight. Facade in trapezoidal sheet with a wood look.

Flat roof

100 mm PIR roof insulation, roof sheeting including eaves flashing in anthracite. Walkable, durable and with controlled rainwater run-off.

Module floor

100 mm floor insulation on OSB board, excellent against temperature swings. Floor covering in PVC or laminate, colour of your choice.

A reinforced envelope on request. As standard we build with 100 mm insulation, a construction that has proved itself in the Baltic region at low outside temperatures. For higher energy requirements, 120, 140, 160 or 200 mm are available.

Equipment

Turnkey from the factory

Your module leaves our hall fully fitted out. Bathroom, kitchen, electrics and climate control are installed and tested, on site only the connections remain.

  • Bathroom: 90 × 90 cm shower enclosure, wall-hung WC, basin with vanity unit and LED mirror, 60 l slim boiler
  • Kitchen (1.80 m): base and wall units, sink, dishwasher, oven, four-ring hob, fridge
  • Electrical installation: 10 spotlights, 8 double sockets, consumer unit, 6 light switches
  • Air conditioning with heating function, 3.5 kW

Your building grows with you

Our modules can be extended, rearranged or connected to an existing structure at any time. Modular construction makes that straightforward technically, and convincing visually. The addition looks like it was planned from the start.

Enquiry & consultation

You describe the use, the location and the size you have in mind, a sketch or floor plan is welcome. We clarify the technical conditions.

Design & quote

Based on your brief we develop an individual concept and prepare a transparent, detailed quotation.

Production in the factory

Frame, envelope and the complete interior fit-out are built independently of the weather, including bathroom, kitchen and electrics.

Transport & crane installation

Delivery by heavy haulage, positioning by crane. Modules up to 3.00 m wide travel without a special permit.

Connection & handover

On site, water, waste water and electricity are connected. After that your building is ready to use.

FAQ

What customers ask us first

Do I need planning permission?
That depends on the federal state, the intended use and the size. Modules count as buildings under German building law, so they generally require permission, small ancillary buildings are exempt in some state building codes. We supply the technical documents for the application; submission goes through your local building authority or a planner on site.
What foundation is required?
Building the foundation is not part of our scope, you prepare the bearing surface before delivery. On soft ground, strip or screw foundations are recommended; on firm ground, 50 × 50 cm concrete slabs are often sufficient.
What does delivery cost?
Delivery is not included in the module price. Heavy haulage with pilot escort including crane unloading costs between €3,800 and €7,800 plus VAT depending on the federal state. We calculate the exact figure per project based on size, delivery address and distance.
What access does the site need?
The access route must be suitable for an articulated lorry of roughly 16.50 m total length and up to 40 t gross weight. A clearance height of at least 4.50 m is also required. Branches, cables and other obstacles along the route should be removed beforehand.
How long until I can move in?
Depending on scope and our workload, you can move into your building roughly 2–3 months after signing the contract. We give you a binding date with the quotation.
Can I extend later?
Yes. Modules can be added, rearranged or connected to an existing structure. It is worth allowing for a later extension during the first planning stage, particularly for the foundation and the service connections.
